Project Overview: Industrial Warehouse Floor Coating for a Packaging and Fulfillment Center
Existing Conditions: This existing concrete slab for this fulfillment center, located in New Jersey had extensive cracking at the joints but our clients' main concerns were the dust issues it created. Concrete dust was beginning to coat the exterior of their merchandise and was creating an unsafe work environment for the employees.
Products Installed: Once the cleanup was done our crew began installing the epoxy base coat. This 100% solids epoxy is applied at 8-10 mils dry film thickness. It has good chemical and abrasion resistance properties and a high gloss finish. Our client was looking for an additional level of durability and a satin finish so after the epoxy was cured we top coated the floor with an aliphatic urethane. Aliphatic urethane is harder than epoxy's making them, even more, scratch and abrasion resistant and they also have better chemical resistance. What also makes aliphatic urethanes great is they have the best resistance to tire marking in the industry.
Preparation of existing condition: Our team started by patching and filling a substantial amount of expansion joints, spalled concrete, and cracks in the slab, as well as repairing and re-coating some failing epoxy patches previously installed by another contractor. Once that was completed, we began by diamond grinding the entire substrate to remove contamination and the loose existing coatings. This process also creates a mechanical profile that allows the new coating to securely bond to the concrete. When the patching and grinding were completed, the floor was thoroughly swept and vacuumed to remove all of the residual dust.
Conclusion: Our client had three main objectives when requesting an industrial warehouse floor coating reduce concrete dusting, simplify maintenance, and improve the overall aesthetics of the facility to impress their prospective customers. We had to meet these goals all while staying within strict budgetary requirements and a narrow installation time frame.
